Three-step process

    Enter a property

    We resolve the address to a parcel record in a supported jurisdiction. If we can't resolve it, we say so instead of producing a result.

  2. 02

    Understand the opportunity

    Each development scenario is run through the jurisdiction's versioned rule set: zoning, buildable area, wastewater, environmental overlays, and private restrictions.

  3. 03

    Decide what to do next

    You get a decision status, a score with visible components, per-rule reasoning, confidence, and every source behind the conclusion.

Never fabricate eligibility

Incomplete inputs produce Review Required, not a confident answer.

Draft law is not current law

Rules carry ENFORCEABLE, PENDING, DRAFT, STATE_FUTURE or SUPERSEDED status.

A score never overrides a blocker

Known hard restrictions suppress the score entirely.

Confidence is separate from opportunity

High opportunity can still carry low confidence.
