Depth before breadth.
Landability only calls a market supported after its intelligence layers reach an appropriate standard of accuracy and transparency. We would rather be honest about what we don't know than offer coverage we can't stand behind.
What "supported" means to us: parcel data integrated, zoning rules versioned and effective-dated, site constraints mapped, private restriction signals available, confidence levels calibrated, and results reviewed against real properties in the jurisdiction.
Prince William County, Virginia
Prince William County is where Landability is being built first. Address, parcel, zoning, mapped structures, Resource Protection Areas, septic signals, easements, and POA identity are now read live from official county services on every lookup. The regulatory rules and private restriction layers needed for a development verdict are not connected, so live properties return verified facts — never a score or a scenario.

Commonwealth of Virginia
State-level law research only — no parcel-level statewide coverage
"State regulatory framework researched" means we have reviewed and versioned the applicable state statutes as they interact with local zoning. It does not imply any parcel-level coverage across Virginia.
When does Landability call a market supported?
A market reaches "supported" status only when: parcel data is integrated and refreshed on a defined cadence; zoning rules are versioned with effective dates; environmental and physical constraint layers are mapped; private restriction signals are available; confidence calibration has been validated against real properties; and results have been reviewed for accuracy. Until all layers meet that bar, we publish transparent dimension-level status instead of a single claim.
